The Boarding House?

I saw a preview of this on a tape before a movie ( New Year's Evil) And it looked like the lamest shot on video movie I have ever seen (well maybe not on zombie 90s level.) It had a hot tub with a girl dead in it, a man or monster pig (don't know) attacking a person, it even showcased some its bad effects. Has anyone seen this "movie?"

I have this movie, I saw the preview once and made a point to find it. Was it worth looking for? I believe so, even though it is a very terrible movie and was a real mess getting through. I haven't seen it since I bought it so maybe I should get it out and watch it.
