A killer cats movie has to be Strays.
Where did the cats get added to the description?
Sorta' sounds to me like The House on Sorority Row.
A cranky old landlady rents out a house to a college sorority under the condition that they clear out every summer. This year, the girls want to throw a graduation party at the house, but the old woman refuses. In a prank gone bad, the landlady ends up dead. The sorority girls hide the body and have their party, and then the guests start disappearing.
Come to think of it, I think The House on Sorority Row is suposed to be a rip-off of Silent Scream. I'm not sure, because I've never actually seen Silent Scream, just read about it, but I have seen The UnSeen several times, which I've been told is a pretty solid, unapologetic rip-off of Silent Scream.
The plot for all three movies pretty much revolves around a group of college coeds living in a boarding house run by a crabby little old lady, while a psycho killer, who happens to be the product of incest, is crawling around in the A/C ducts or the crawlspaces behind the walls.

Either these people are talking about 2 different movies or Jack Corbett has come back and we're making a movie up as we go.
