i have a really good feeling about this one, i just watched this recently -

"Clownhouse" its from 1989.

There are 3 brothers who are left at home for the night by their mother and 3 escaped mental patients make their way to a carnival, kill the clown actors and dress up like clowns. the 3 clown killers make their way somehow to this house, which is pretty remote and in the woods, and try to kill the brothers.
